Step 4: Viewings

Many owners like to be present while viewings take place, others prefer to give the estate agent the keys. Either way we will arrange all appointments at suitable times for you. Even if you live at the property our team are available to show buyers around which enables us to obtain immediate feedback which purchasers are often too polite to express direct to the seller. We are also trained to overcome any objections that may arise from this. Equally knowing why buyers do not favour a property should enable us to adjust our marketing to secure a buyer from subsequent viewings.

Step 5: Receiving an offer

Any offer made on your property will be communicated in writing along with any particular conditions of the offer. Aaron Casariego Real Estate will check your buyer’s ability to proceed by exploring both their buying position and their financial situation which will help you in deciding whether or not to accept the offer.

Step 6: Accepting and negotiating an offer

It takes skill and expertise to negotiate an offer through to a sale and onto completion. With our experience and knowledge of the local market we can often negotiate a higher sale figure, smooth over any issues that may arise and secure a completion date that suits your requirements. Once a sale price has been agreed a memorandum of sale confirming the sale price and any special conditions will be drafted which will be sent to all parties including agent.

Step 7: Exchange of contracts

Once the buyers' mortgage offer (if required) has been confirmed and all enquiries including searches have been agreed, both parties will sign contracts and agree a completion date. In addition, your buyers will pay their agent the deposit (normally 10%) and, if required, you would need to contact your removal company to confirm the completion day. The agent will then exchange contracts and your sale will become legally binding.

Step 8: Completion day

Completion takes place when the balance of monies is transferred from the buyer’s agent to your agent who then inform you that the transaction is complete. At this stage your keys can be released to the buyer.

Buyers Guide

Step 1: Arranging your mortgage

Before you begin your property search, it is advisable to arrange your finances and, if required, have a mortgage agreed in principle. This will confirm how much money you will have to fund the purchase, which will ultimately influence your property search. Our in house mortgage advisers would be happy to assist you with this.

Step 2: Viewings

Aaron Casariego Real Estate trained and experienced staff are on hand to accompany viewings and will be able to provide insight on the local area and the property itself. Second viewings are advisable if you are considering making an offer on a property.

Step 3: Making an offer

Once you have identified a suitable property we will put your offer forward to the seller both verbally and in writing. We will aim to get as much information from you before putting your offer forward to our client such as your financial situation and if you need to sell a property to proceed.

Step 4: Offer agreed

Once your offer is accepted we will: prepare a memorandum of sale, write to all parties to confirm the agreed price, ask you to provide your agent details (we can provide recommendations) and mortgage broker's details. You will then need to instruct your agent to proceed with the conveyancing process and your mortgage broker to proceed with your application.

Step 5: Conveyancing

As part of the conveyancing process your agent will: raise any enquiries on receipt of the draft contract from the seller's agent, request local searches, refer to the information provided in the seller's Home Information Pack, agree on a date for exchange of contracts. We will keep you informed every step of the way.

Step 6: Survey and mortgage offer

A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property's value. After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your agent which you will need to sign before it is returned.

Step 7: Exchange of contracts

Exchange of contracts occurs when all enquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft from your agent to the seller's agent. The completion date is then set by mutual agreement.

Step 8: Completion

Completion is when the funds are transferred from your agent to the seller's agent account. We will release the keys to you once the money has cleared in the seller's account. Congratulations, you are now the legal owner of your new home!
